1. Technology overview
MaintainX is a San Francisco company founded in 2018 that builds cloud maintenance and asset management software for frontline industrial teams. It replaces paper, spreadsheets and legacy systems so that plants, fleets and facilities can cut equipment downtime and maintenance cost.
The platform combines a CMMS and enterprise asset management: work orders, preventive maintenance, checklists and inspections, parts inventory, reporting and asset hierarchies, all usable from mobile devices. An AI layer offers troubleshooting from manuals and work history, work order summaries, natural-language reporting, anomaly detection and parts-need prediction. A sensor-agnostic machine health module and integrations with condition monitoring platforms such as Augury and KCF Technologies automatically open work orders when faults are detected. Customers include Cintas, Michaels, Carrier, Norfolk Southern and US LBM.
2. Highlighted features & specifications
- Work orders and preventive maintenance: schedule, assign and track jobs and recurring tasks from mobile.
- Asset management: asset hierarchies, history and parts inventory in one system.
- Procedures and inspections: digital checklists and safety procedures, with AI generating procedures from uploaded files.
- Maintenance AI: troubleshooting assistant, work order summaries, anomaly detection and parts-need prediction.
- Report Builder AI: natural-language questions on labour, downtime, inventory and compliance return visual reports.
- Machine health integrations: sensor-agnostic monitoring and connectors to Augury, KCF, Ignition, SAP and NetSuite.
3. Potential application
A food or beverage plant in Vietnam can digitise preventive maintenance and hygiene inspections across lines. A multi-site manufacturer can standardise work orders and spare parts across factories. A logistics or facility operator can route sensor alerts into automatic work orders for technicians.
4. Benefits
More than 15,000 companies use MaintainX according to its website. Published case studies report 70% shorter mean time to repair at Michaels, 53% lower maintenance cost at Redimix and 200 Cintas sites implemented in nine weeks. A free Basic plan and paid plans from US$20 per user per month let smaller plants start without a large upfront project.
5. Market trends & opportunities
MaintainX's 2025 survey of 1,320 maintenance professionals found that 65% of organisations expect to implement AI-powered maintenance by 2026. In Vietnam and Southeast Asia, many factories still track maintenance on paper or spreadsheets, so mobile-first CMMS tools that later connect to sensors offer a gradual route to predictive maintenance.
6. Other information
Headquartered in San Francisco and founded in 2018, MaintainX raised a US$150 million Series D in July 2025 at a US$2.5 billion valuation, bringing total funding to US$254 million. In May 2026 Autodesk signed an agreement to acquire it for about US$3.6 billion in cash; the website notes that MaintainX is joining Autodesk. It was named to the 2025 Forbes Cloud 100 and is an SAP Silver Partner.
