1. Technology overview
TimeTec is a Malaysian cloud and IoT company that started in Kuala Lumpur in 2010 and acquired the biometric device brand FingerTec in 2014. Its property management line serves gated residential communities, condominiums, offices and malls that still rely on paper visitor logs, manual guard rounds and separate billing systems.
i-Neighbour, developed by TimeTec Cloud Sdn. Bhd., combines community management with physical security. Modules cover visitor management with QR pre-registration, guard patrolling, CCTV surveillance, parking management, maintenance, short-stay management, vacant possession and defect management, and property accounting through i-Account. Access control and IoT integrate licence plate recognition, barrier gates, UHF and RFID readers, face recognition, QR readers, turnstiles and lift access. Residents use the iNeighbour app and tenants use the iSpace app, while housing developers, malls and management offices run operations from the back end.
2. Highlighted features & specifications
- Visitor management: Pre-registers guests with QR codes and logs every visit.
- Guard patrolling: Tracks guard rounds and checkpoints digitally.
- Access control and LPR: Integrates plate recognition, barriers, RFID, face and lift access.
- Parking management: Manages resident and visitor parking with smart payment options.
- Property accounting: Handles billing and accounts through the i-Account module.
- Resident and tenant apps: Serve residents through iNeighbour and office tenants through iSpace.
3. Potential application
A Vietnamese township developer can run visitor registration, plate recognition gates and guard patrols across several residential zones. A condominium management board can combine access control, parking and fee accounting. An office building operator can issue tenant and visitor access through a mobile app.
4. Benefits
Guardhouses replace paper logbooks with QR-based visitor check-in and a full audit trail; TimeTec reports 10 million visitors checked in through iNeighbour by 2021. One system links access hardware, patrol, CCTV, parking and accounting, reducing the number of vendors a management office must coordinate. The platform is ISO 27001 certified and was rebuilt and moved to an AWS Malaysia region in 2025.
5. Market trends & opportunities
Gated communities and high-rise residences are expanding across Malaysia, Vietnam and the wider region, and owners want security, access and fee collection on one digital platform. Cashless QR payments and licence plate recognition are becoming standard expectations at residential and commercial entrances.
6. Other information
TimeTec started in Kuala Lumpur in 2010; the i-Neighbour site states TimeTec Cloud was established in 2012 and gained MSC status a year later. Acquired FingerTec in 2014. Holds ISO 27001 and CMMI Level 3, PDPA and GDPR ready, received an MDEC Global Technology Grant in 2021 and reports 400+ partners, 1 million+ cloud users and a Penang office opened in 2024.
One platform connecting startups, corporations, research institutions, regions and investors
