LeaseOps handles lease administration, lease accounting and portfolio reporting, while DocsAI uses a panel of large language models to abstract hundreds of fields from lease PDFs and route low-confidence clauses to human review. A bank with many leased branches in Vietnam can digitise lease contracts and compare rent with actual branch usage. A multinational office in Ho Chi Minh City can measure occupancy from its existing Wi-Fi before deciding whether to give back a floor. A university can use Wi-Fi presence data to plan cleaning and classroom allocation.

Occupancy is measured from existing Wi-Fi and badge infrastructure, avoiding sensor purchase and installation. Basking states AI lease abstraction accuracy of 90-98% and about 30 minutes per document versus 3-6 hours manually, an 87% time reduction. Linking utilisation with lease terms shows which sites to consolidate before renewal. Indicative pricing of USD 9,000-16,000 per year for a portfolio of about 100 leases is published.

Basking's Q1 2026 benchmark of 212 offices shows four- to five-day visits rising in every region, including APAC, so occupiers are re-planning space with data rather than assumptions. Lease accounting rules such as IFRS 16 also push companies to digitise lease data. Multinationals and large Vietnamese groups with many leased offices and branches face both needs.
